Al Jazira Mawten REIT is a real estate investment traded fund, which recently became listed on the Saudi Stock Exchange in January 2017. The main objective of the fund is to invest in developed real estate that generates rental income. The fund is managed by AlJazira Capital, which was established with the aim to invest in a variety of investment solutions compliant with the Islamic Sharia. The Fund invests in developed, income-producing real estate assets, and distributes no less than 90 percent of its net income to unit-holders at least once a year during the third quarter of each year. The fund also invests 75 percent of its total assets minimum into rental properties to ensure regular dividend distributions, and potential capital gains on disposal of assets.The fund invests primarily in Al Khomrah warehouses in Jeddah, which are fully owned by the AlJazira Mawten REIT Fund,and spread on a total area of 65,390 square meters. Its operating, maintenance and marketing manager is Mawten Real estate Company. AlJazira Mawten's strategy is aimed at investing a minimum of 75 percent of its total assets in purchasing leased or leasable properties, whilst net profits are to be distributed annually within the fund period. Investors can book capital gains on selling the fund assets.
